- Testing all appliances have power to them
- Explaining the importance of cleaning filters, etc.
- Completing the ‘Cleaning’ schedule
- Showing them where the utility meters are and how to read them
- Documenting meter readings on the first day of tenancy
- Testing all fire alarms are working on the first day of tenancy
- Documenting and handing over keys to the property
- Explaining to tenants the importance of reporting to their Managing Agent or

We are there at the end to ensure that the property is left in a tidy condition
Our philosophy is not to judge, but to fairly record the condition of the property
compared to its condition at the Check-In, including…
- Highlighting any damage to the property or its contents and establish cause
- Complete ‘Check-out Condition’ column as comparison to the check-in condition
- Suggesting possible ‘Liability’ with reference to the key in the inventory
- Reviewing all appliances are still working and operating manuals are present
- Assess ‘Cleaning’ compared to the check-In, ensuring it is adequate
- Testing all fire alarms are working
- Documenting meter readings
- Documenting and accepting keys to the property
- Explaining to tenants any issue which may affect their deposit return
- Signing the declaration at the end of the Inventory Report
